Terms of Service
These Terms of Service ("Terms") govern your use of the Ivory Opal Cleaners website and the residential and commercial cleaning services provided by IVORY OPAL LLC ("Ivory Opal," "we," "us"), a Colorado limited liability company located at 1510 York St Ste 303, Denver, CO 80206. By booking a service or using this website, you agree to these Terms.
1. Services
We provide house and commercial cleaning services in the Denver metro area as described on our Services & Pricing page. Service scope is defined by the service type, home size, and add-ons you select at booking. Anything outside that scope (for example, biohazard removal, exterior windows, or areas that are unsafe to access) is excluded unless agreed in writing.
2. Booking, pricing & estimates
Prices shown at booking are flat rates based on the home size and options you select. If, on arrival, the space is materially different from what was booked (for example, a significantly larger home, or a condition requiring substantially more time), we will tell you before starting and either agree on an adjusted price with you or reschedule at no charge. We never adjust a price without your agreement.
3. Payment
- Authorization at booking. When you book online we place an authorization (hold) on your card for the quoted amount through our payment processor, Square. Your card is captured (charged) only after the cleaning is completed.
- Saved cards. If you choose to save your card at checkout, it is stored securely by Square — we never see or store your card number. By saving a card you authorize us to charge it for services you schedule with us, after each service is completed. You may remove a saved card at any time by contacting us.
- Failed payments. If a payment fails after service, we will contact you to arrange payment. Amounts unpaid 30 days after service may accrue reasonable collection costs as permitted by Colorado law.
4. Cancellations & rescheduling
Our full policy is in the Booking & Cancellation Policy. In short: reschedule or cancel free up to 24 hours before your arrival window; cancellations within 24 hours may incur a fee of 50% of the booked price; lock-outs (we arrive and cannot access the space) may be charged the same fee.
5. Access & working conditions
You agree to provide safe access to the space at the scheduled time (key, code, or someone present) and a safe working environment, including functioning utilities. Please secure pets that may be anxious or protective. We reserve the right to stop work and leave if our staff encounter unsafe conditions, harassment, or illegal activity; the cancellation fee applies.
6. Guarantee & claims
Every clean is covered by our 24-hour re-clean guarantee: if something was missed, tell us within 24 hours of the service and we will return to re-clean the areas in question at no charge. We do not offer refunds in place of the re-clean except at our discretion.
We are insured and bonded. If you believe our team damaged something, notify us within 48 hours of the service with a description and photos. We will investigate promptly and, where we are responsible, repair, replace, or fairly compensate. Our liability for any service is limited to the lesser of the cost of the affected item's repair/replacement or $2,500 per incident, except where the law does not allow such a limit. Please secure cash, jewelry, and irreplaceable items before a visit; we are not responsible for pre-existing damage or inherently fragile items not disclosed to us.
7. Recurring plans
Recurring discounts apply to Standard Cleans on a weekly, biweekly, or every-4-weeks rhythm. There is no contract or minimum term — you may pause, change frequency, or stop at any time with notice before your next visit. If more than two consecutive visits are skipped, we may re-set your rate to the one-time price for the next visit (a home cleaned less often takes longer).
8. Website use
You may not misuse this website, attempt to access accounts or systems you are not authorized to use, or submit false booking or payment information. Content on this site is owned by Ivory Opal LLC and may not be copied for commercial use without permission.
9. Disputes & governing law
These Terms are governed by the laws of the State of Colorado. Before any formal action, you agree to contact us and give us a good-faith chance to resolve the issue — in our experience, that resolves nearly everything. Any dispute that cannot be resolved informally will be brought in the state or federal courts located in Denver County, Colorado.
10. Changes to these Terms
We may update these Terms from time to time. The "Last updated" date above reflects the current version; material changes will be noted on this page. Continued use of our services after a change means you accept the updated Terms.
